Terms and Conditions
We cannot accept cancellation variances due to personal reasons or area attraction closures. If we are mandated to close our rental
operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. Since COVID, we’ve lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future
reservation good for 12 months from booking date 3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder.

RULES FOR BOOKING – CONTRACT
COMMUNICATIONS: you agree to supply at booking the cell phone number you will be traveling with and personal email address for vital rental
correspondence before during and after your stay. (T-Mobile service is not available in our area)
LOCATION/Directions: Unless in town center, our properties DO NOT MAP OR GPS. If you use the address you will likely arrive at an incorrect
very remote location. You will receive from us tried and true turn by turn directions to your mobile device and email and guest app access.
Save and utilize these directions. You agree with the booking to use our directions supplied. The importance of this cannot be over stated
as you will be traveling in areas with no cellular connectivity and sometimes no GPS.
CHECK-IN and CHECK-OUT:
Unless otherwise arranged check in is 4PM. You will be telephoned with the access code for self check-in morning of your arrival.
Check-out is 11 AM. – STRICT. Before departing all dishes should be washed, linens left on beds, and load of towels started. Garbage should
be bagged and left indoors or in covered bins outside. Property should be left generally tidy.
We are contracted for the amount of people you stated at booking time or since updated with us. Did you add some additional people last
minute? No problem; just let us know so we can collect the $15/p/n if you are above the minimum threshold of guests for your unit. We do
not refund if less guests come unless reported to us 15 days prior to arrival.
WIFI / TV/ MEDIA:
All rentals are supplied with the best internet connection available to the unit (DSL with varying speeds). Unless otherwise noted in the
listing, most properties do NOT have satellite or cable TV. All rentals have televisions with connections to roku boxes for streaming Netflix,
Amazon, youtube, and 1000s of other apps that guests can use with their own credentials. Regular sports and news programming is not
readily available on streaming internet TV. By renting confirmation you are agreeing to this arrangement. Area wide internet outages rarely
occur and are out of our control . They are generally brief in nature and the property managers will do their best to keep guests informed of
Before reaching out to us for connectivity issues, unplug modem power source, plug back in and wait 5 minutes. This solves 90% of issues.
if cables to TVs are removed and not replaced as found, there will be a surcharge of $150 for technician to re-assemble
Inclement WEATHER: in general, we do not refund for weather. If the unit is uninhabitable(ie water, power, hvac) for greater than 6 hours we
will refund commiserate money and / or try and re-home you to agreed property. We need you comfortable and happy!
In regards to PETS: There is always a fee for pets. Only dogs are allowed. You should have already made arrangements with us if bringing a
pet. If last minute decision to bring; just give us heads up. There is a fee for all pets. You can be invoiced now or later for them. The fee varies
by property and should be agreed in writing with the office or is posted on our website.
~Some properties do not allow pets at all.
Please observe the following to help us keep the place agreeable to those not pet friendly and to receive your full refund back:
1. No pets on furniture or, if like our dogs – a real struggle, cover the furniture with a sheet you bring.
2. Must be kenneled or left on enclosed porch if left home alone.
3. Pick up doody within walking areas.
4. Master the pet from barking at or chasing wildlife and human passerbys and neighbors. Remember to keep peace in the valleys. Even if
you are away.
LOST and FOUND: $25 flat fee labor assessed for items requested to be mailed + requested shipping fee method. UPS and FEDEX not
currently available out bound in our area. USPS only.
Guest may be liable for full replacement costs due to damage or loss that occurs to the premises and its contents during Guest’s
reservation through their own negligence. You can also purchase damage protection insurance from our vendor or one of your choosing.
WAIVER, INDEMNITY, AND RELEASE OF LIABILITY
~Registered guest must meet the minimum age requirement of 25.
~Guest agrees that he/she is solely responsible for any property damage, accident or personal injury, or loss sustained by Guest, and
others in Guest’s party, arising out of Guest’s occupancy of the premises.
~Guest further agrees to indemnify and hold Property Owner, Ivy Vacations LLC and its employees harmless from any claims arising from
Guest use of the premises and or Equipment, including risk of injury and death to Guest and others from all recreational activities of Guest
while occupying the premises. Guests understand there are inherent dangers in nature and willingly assume all risks.
