Back on market by popular demand: you are considering a private basement apartment on South Sylamore Creek where you'll sleep like a bear; we guarantee it because we've heard others say it so often.

For 12 years the apartment has been a temp home to dear friends in transition, healing , hiding, studying, hardcore small mouth fishing or writing novels. There is no light pollution or noise pollution (aside from the random ATVs passing and coyotes off in the hills)

You can walk into the creek directly from the front yard. There are variables to consider - how sure footed are you? did a recent flood knock out the steps? The depth of the water varies but on average it's about 3-4 feet deep out front with flat limestone on the bottom. This is a spring fed jewel of a creek. It is healthy with fish and all kinds of wildlife. About every day you can see a beaver or otter in action from the front porch.

2 Adults in their early 50s and 1 very good dog live full time in main home / level. They park in the back. They travel a lot. You park in the garage (or pad outside it) leading directly to the apartment.

There is no access to the apartment from the main home.

There are only 2 common areas shared with the home owner; the glorious front porch and the creek frontage/ trail / bonfire pit. The home owners also have a private back and side porch for their use to allow you more solo front porch time.

We require a minimum of a 3 night stay so that there is not a revolving door. Good fits are 1 or 2 travelers who crave nature, quiet and chance, rare and quality interactions with home owners; one of whom has lived and worked in area for 15 years and is a professional in the vacation industry. The other has moved here recently from Italy. The Ivy Vacation office you book with can help coordinate your desires.

Concerned about noise transfer between the main home and apartment? You need not be. The home is extremely well insulated and only the rarest of sounds pass through - like a muffled vacuum cleaner which wouldn't be running during quiet hours anyway. The footprint of the basement is not under the main action areas upstairs. Former apartment tenants have reported never knowing if anyone was upstairs or not for days at a time.

Need to know and what you get:

Space and Location:
600sf independent apartment. Covered parking in carport. 10 minutes (4.5 miles) from town center and shopping. It is down a somewhat steep gravel road (county maintained) that any sedan can make. After your first trip up/down, it becomes old hat. We only would recommend a dual sport motorcycle but others have made it.

Tech:
~Wifi. Is it blazing? certainly not. But owners and former apartment tenants have never had issues with streaming movies or video meetings. (You cannot upload media such has full file size photos or videos)
~Smart TV that can double as laptop monitor. You supply your own log-in to streaming services via ROKU. > There is no satellite or cable
~1 "ok google" home device
~stand up / sit down ergonomic work station

Sleeping:
~1 brand new king bed (medium - firm) in private bedroom with door
~1 quality futon in main area, (if the two of you prefer different beds)
~ample supply of all linens provided

Outdoor Stuff:
~1 small propane grill (with gas) for your solo use. (owner has a smoker / charcoal griller out back ya'll can talk about)
~2 creek chairs
~1 cooler with wheels for your use during stay
~Movable chairs and outdoor smoking area outside - private to your apartment OR the front porch
~creek towels
~firewood for bonfire pit available for nominal fee discussed after booking

General
~a welcome basket with starter supply of snacks, water bottles, tea, paper towels, garbage bags, 2-go cups, empty growlers for you to fill at brew pub and 1 set mini toiletries > these are a portion of your clean and supply fee charged
~always on hand - olive oil, basic spices( including ketchup and mustard) coffee beans, regular house hold cleaning supplies, dish soap, hand sanitizer, hand soap pumps and body wash and toilet paper

Climate:
You control your own climate with 2 wall mounted mini split units. You can open the screened windows that are on eye level to the creek!

Dogs.

We love them. The dog that lives at this property loves other dogs. She is shy towards humans. Be advised that many dogs roam free in the neighborhood. $60 for 1 or $80 for 2-

heads up this is not included in most quotes you see on certain booking sites, even if you select you are bringing a pet. The fee will be handled after confirmation.

For those NOT PET FRIENDLY our pro housekeepers go to great lengths to insure there are no residual signs of pets in the rentals. We have an extremely good track record for this if you've looked us up. The pet owner is required to keep the pet off the furniture or cover with sheets we provide. We also provide a medium size dog bed or BYO. The pet owner is requested to master the pet to help keep peace in the valley - even if you are away.

ABOUT US, THE BOOKING PROCESS AND FEES

We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. In the case of The Den we are EXTREMELY Local.

All properties are self check-in – with key code – after 4pm. Check out is 11.

Confirmed guests received our self-penned "local's guide" to the area. Email you provide is important. We send welcome and access info there.

Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.

NEW BOOKING POLICY in effect for undetermined future period.

We cannot accept cancellation variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.

  1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

  2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

  3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder.

    We had a long list of things we wanted to go see and do in the area but ended up never leaving the apartment except for food supply at walmart. We slept 10 hours each night - more than we have in months. We had our coffee (super delicious BTW) on the front porch each morning and then set up camp down on the creek. Couldn't peel us away from there. It's a little tricky getting in the water - they had a flood last week but owners are back to fixing it up again with the steps. We grilled brats over the bonfire pit at the creek and stayed way into the dark. The owners upstairs were home while we were there. Getting to briefly hang out with them at the creek was a highlight of the trip - they took us to a spring upstream. arranging everything through Ivy Vacations office before, during and after was a breeze.

    What a pleasant surprise. I was expecting a "Den" and found an apartment with everything I needed! I really appreciated a full kitchen, a living room, the nice comfortable bed, the private parking and entrance. Not to mention so close to the creek with clear water - so refreshing to jump in! The hosts were very nice and helpful with everything I needed, especially information on the local attractions. They also surprised me with clean spraying my car the morning before I left. It was a real break from work with a full immersion in nature with all the comforts. I'll definitely do it again and highly recommend it!

    We absolutely loved the place and enjoyed meeting Virginia and Vittorio. The extra special touches that were made for guests in the cabin apartment meant a lot to us and made our stay that much more meaningful. The area is beautiful, the creek was phenomenal, we couldn't have asked for a better place to spend our time. The only regret is that we didn't have more time to stay.
